Garage floor coatings DIY?

Has anyone done a DYI garage floor coating and recommend a product or tell me products to stay away from?

Ive done a few and every one after so many years started to peel/chip. The rustoleum professional topped with the professional clearcoat seemed to be the best. Ive had my last 2 garages professionally done using polyaspartic (spelling?) coating.

Having done a few of them over the years, using the best Home Depot had to offer... I would have it professionally done for the next house. One issue for me is the consistency (you have some control over) but the biggest issue is the UV resistance of the clear coat. Mine started to yellow within a few years. Durability is fine, but if $ was not an object, I would get it done professionally using commercial grade products.

My recommendation…don’t do it yourself. I bought and installed a somewhat expensive epoxy coating that was supposedly “breathable”. I should have known better / went with it anyway. After chipping loose mortar, grinding, acid washing and repairing areas, I applied the coating. While it looked great, at least for a while (months), it ended up bubbling up due to not having a vapor barrier. If the concrete was a lot thicker, maybe it would have worked out. I ended up scraping up what I could, then grinding off the other 75% , leveling and installing tile. In the end, I should have paid someone to tile it or install a professional coating (with warrantee), or resurface / color and polish… for just a few more bucks and a alot less hassle than to do it myself.

Don't do Epoxy and don't do yourself

Mine still looks exactly like the day it was done... My neighbors Epoxy is all sun faded, peeling and looks like crap.

Had our Polyaspartic floor done professionally as well. Lifetime warranty for as long as we are in this house.

I just screenshot them... rotate and then take a new screenshot of the fixed picture. On your phone just hold it Horizontal and it should work without all that.

I did mine myself. I bought a kit from a place in Mt Clemens Michigan called "Epoxy-Coat" or something like that (I think they have changed their name). It has been down 12 years now with no sign of flaking or releasing. The big key was that we rented a floor grinder from home depot, and then after grinding it, we power washed it clean. The concrete looks like a pumice stone once you do that, and it will suck that epoxy in forever.

My only complaint about that stuff from Mt Clemens was that I had bubbles in it while it was drying. When I asked them about it they were all casual like "Just blow a leaf blower on it while it dries" as if I even had one. Or as if that wouldn't blow a bunch of crap into wet epoxy either. Other than that, the stuff will probably be down as long as I am alive. I spill on it all the time and it still wipes clean.
