20x10.5 Front offset

I have been trying to confirm offset for a 10.5 front/back setup (I am OCD).

I trawled through various forums and websites and came up with these variations.

20x10.5 5x120 +35 front (Niche Apex/Milan) 315/35/20 rear and 275/40/20 front tires
20x10.5 5x120 + 25 machined to +27 (Rohana RC-5)
20x10.5 5x120 + 24 (BBS) - not sure if this worked out.
20x10.5 5x120 + 27 (Vossen CV3)

Tire size would be close to if not 315/35/20 rear and 275/40/20 front.

Which of the above would require no spacers, no rubbing (not lowered) and be flush with the fender?

20x10.5 Front offset

I believe the exact offset will vary based upon the wheels you choose. Any vendor or the wheel manufacturer should be able to tell you what you need to make the wheel fit guaranteed. If you can't get them to guarantee the fitment then you should find another place to buy. Also, I am not sure if a 275 tire will fit on a 10.5" rim. Looking at the recommended tire size stickie that rim should run a 305-315

A 275 absolutely fits a 10.5. It's slightly stretched, but it works.

20x10.5 with 35 I dont think will work up front.I have 1/4" clearance with 20x10s with 35 offset and 285/35 tires and 1.2 negative camber with coilovers that give me 10mm extra clearance.

I'm putting 20x10.5 +35 niche targa all around with 275-35-20, but I'm bagged.

20x10.5 with 24 offset works thats what i run with 295 nittos invos for the front

None of those will fit the way you want.

So worst case with 20x10.5 5x120 +35 front with 275/40/20 front tires is that I might need spacers to get the wheel flush?

I love those BBS wheels.

An offset of +35 I am limited to 275/40, but an offset of +20 lets me run 295 tires?

35 up front. Really depends how low you are. I'm on bags 20x10.5 35 275/30
