Need 245/40-20 Tires (non run flat 20')
Any recommendations appreciated. The run flats I have are noisy and wore out fast even with rotations :(

The Michelin Pilot Sport 4S and Continental ExtremeContact Sport are still the best low-compromise summer street tires, the PS4S has remained undefeated as a summer street tire since it was first introduced in 2017. New contenders (including the PS5/PS5S and ECF etc) with varying compromises are released on a regular basis, so this may change soon.
If you consider them too expensive or unnecessary for your application, several members had success with second tier alternatives such as the Firehawk Indy 500 that are not as excellent but much cheaper, most people may not care for somewhat worse dry/wet traction, hydroplaning resistance or tire noise. This assumes you want high performance summer tires; if you want high performance all-seasons, that's a different discussion. I have no experience with those, although both Michelin and Continental are typically said to have great offerings there as well, with Continental having a slight edge.

In KC, if the OP is going to drive year-round he will either need all-seasons or a separate set of wheels and tires for winter. For a one-tire, all-season solution, the two best right now are the Michelin Pilot Sport All-Season 4 and the Continental ExtremeContact DWS 06+. The latter are cheaper and just as good in terms of quality. I suggest you read the Tire Rack tests (they ran both against each other plus two others) to see which is best for your, but you can't go wrong with either.

Continental ExtremeContact™ DWS06 Plus. These are all-season. $70 rebate for the month of November.

Well follow up , went to have my REAR set put on and asked to check my front tires, ofcourse he said i should get them replaced also. THankfully they had a better millage warranty on them and i was able to get another set of COntinentals for the front for almost half off. Had those installed yesterday and so far so good. Ill give a further update in a week or soo. Check Directtire , they are very good to work with, especially with their certificates for wheel damage!
