Basically it's the same thing is my point. Ask your realtor to buy your house for invoice. Better yet go buy a 69 COPO Camaro for invoice. 
"Invoice" doesn't mean anything anyway. Only thing that actually matters is what you buy the car and that you're happy with your purchase
