That's a great rate. Don't discount the fact you can still deduct your mortgage interest on a Federal Income Tax return. So long as that credit is still around you'll be living tax free.
I had this one girl who was in college who rented from me for about 2 and half years. Not only did I date her for awhile but almost all of her female friends. Nothing like not having to go anywhere or really have to do anything other than hang out by YOUR own pool to meet women.
